Before you begin your search, it’s important to look beyond the dream and understand what buying a home in Montauk really involves. Local zoning regulations, rental rules, renovation restrictions, and closing costs can all affect your decision. Having a good understanding of these factors before you buy will make the process much smoother.

The first step is deciding how you plan to use the property. Will it be your weekend getaway, a seasonal rental, or a home you’ll enjoy throughout the year? Your answer will help narrow your search and determine which features matter most. If you plan to visit during the off-season, for example, you may appreciate extra storage, a garage, or a home that’s designed for year-round living. Improved residential properties receive an exemption on the first $400,000 of the purchase price, while vacant land receives a $100,000 exemption. Transactions of $2 million or more do not qualify for these exemptions. Although these costs can seem significant, they’ve helped preserve the beaches, parks, wetlands, and trails that make Montauk such a desirable place to own a home.
